Job Summary
This position is responsible to the Director of Physical Plant Operations and Campus Planning for the planning, organizing and directing the maintenance and repair of Health Sciences buildings to include the electrical and mechanical systems involving air conditioning, heating and ventilation, and associated utilities as well as the maintenance and operation of building utility systems involving domestic water, heating hot water, chilled water, electricity, natural gas, painting, preventive maintenance, storm water drainage, sanitary sewage drainage and assisting with custodial services: ensuring responsive, timely and thorough responses to the needs of the university community; providing emphasis on cooperation and liaison with the university as a service organization; and performing other related duties as assigned.

• Directs the maintenance and operation of the building utility distribution systems involving chilled and domestic water, electricity, natural gas, steam, painting, carpentry, heating, ventilation and air conditioning.
• Engages, plans and schedules subcontractors to assist in maintenance, repair and construction requirements and conducts inspections.
• Observes and inspects work while in progress and when completed to insure that specific codes and regulations are followed, materials and equipment are used properly, schedules are met and work is performed according to plan.
• Directs and monitors the quality of maintenance and repair work, and evaluates the performance of maintenance staff through periodic inspections.
• Utilizes the Building Automation System (Metasys) to monitor and adjust the HVAC equipment for campus buildings.
• Maintains communications between administration and employees.
• Coordinates and monitors contracted maintenance projects.
• Inspects work by outside contractors to insure conformance with project specifications.
• Operates the work maintenance system (TMA) to create, distribute and complete work orders.
• Responds to emergency calls during non-business hours and determines corrective measures.

Must be able to work any shift, weekends and holidays. Facilities employees may be required to report at their regularly scheduled times during emergency closures or during inclement weather to perform essential functions including snow removal duties.

Knowledge, Skills and Abilities
• Knowledge of emergency maintenance and repair strategies.
• Knowledge of preventive maintenance methods and practices.
• Knowledge of fire safety, life safety, electrical codes and OSHA/TOSHA standards.
• Knowledge of electrical systems and distribution.
• Knowledge of chilled water systems and distribution.
• Knowledge of steam systems and distribution.
• Knowledge of heating hot water systems and distribution.
• Knowledge of heating, ventilation and air conditioning systems.
• Ability to plan and estimate building and maintenance costs.
• Knowledge of engineering and/or architectural principles.
• Knowledge of medical facilities operations and equipment.
• Knowledge of domestic water distribution.
• Knowledge of budget management.
• Ability to communicate effectively with all levels of employees on a wide variety of issues relating to medical facilities and educational operations.

Required Qualifications
Bachelors degree in construction, engineering or maintenance related curriculum and 2 to 3 years experience in a maintenance field; 2 to 3 years of supervisor experience
OR
7 years of experience in the practicing of maintenance or related fields may be substituted for a bachelors degree; 2 to 3 years of supervisor experience

Preferred Qualifications
Bachelors degree in construction, engineering or maintenance related curriculum and 5 years experience in a maintenance field; 5 years of supervisor experience
OR
15 years experience in the practicing of maintenance or related fields and five years of supervision of maintenance may be substituted for a bachelors degree.
